Most people who call me about a West Columbia property ask the same handful of questions before they’re comfortable. Fair enough. Selling a house is a big decision, and a lot of “we buy houses” noise makes it hard to know who’s real.
These answers cover the basics: what I buy, how tenants and repairs are handled, who runs the closing, and the South Carolina law note anyone who doesn’t own the property needs to read.
For the full walk-through of how I evaluate a property here, go back to the West Columbia cash buyer page. If you’re an investor weighing the area as a hold, see West Columbia rental investing. Ready to talk specifics? Send me the property and I’ll give you a straight answer.

Do cash buyers in West Columbia SC buy houses that need major repairs?
Many do, and I do. Older West Columbia houses often need roofs, panels, plumbing or full kitchens and baths. I buy as-is and build the repair cost into my math instead of asking you to fix anything first.
Can I sell my West Columbia rental with a tenant still living there?
Yes. Tenant-occupied houses are a normal part of what I look at. I’ll want to know the lease situation and how the tenant has been, and I’ll work around their schedule for any walk-through.
Will you look at an as-is West Columbia listing from a licensed agent?
Please send it. Licensed agents can market listings, and I can close on property a financed buyer can’t. Estate and tenant-occupied listings are especially welcome. Start at the agent page.
Will you tell me what you'll pay before you see the house?
No. I won’t throw out a number from the driveway. I pull sold comps, walk the property with a repair sheet, and then explain how I got to my number. I never promise a price or that I’ll buy.
Who handles the closing when I sell to an investor in South Carolina?
South Carolina closings are supervised by an attorney. I close through a South Carolina closing attorney, and you’re always free to have your own attorney review anything before you sign.
I have a West Columbia house under contract but I don't own it. Can I send it to you?
Be careful. South Carolina’s 2024 law restricts marketing residential property you don’t own for compensation without a license. Read the South Carolina wholesaling breakdown and talk to a South Carolina real estate attorney before you send it to anyone.
Is selling to a cash buyer always the best option for a West Columbia homeowner?
No. If your house is in good shape and you have time, listing with a licensed agent may get you more. A direct sale trades some price for certainty and no repairs. I’ll tell you if I think listing makes more sense.
